New Construction of 49 apartment homes and retail in the Bellevue
neighborhood 
  
Far SW- SE Community Development Corporation has purchased
and assembled properties at the corner of South Capitol Street, SW and Atlantic
Street, SW in the Bellevue neighborhood of Ward 8 in the District of Columbia
where it plans to construct a new 4-story mixed-use development to be known as  Trinity Plaza.  The new environmentally sensitive building at
3927-3939 South Capitol Street SW and 17-21 Atlantic Street SW is designed to
include ground floor retail and office space of approximately 5300 square feet
and 39 parking spaces, with 49 residential rental units above on three
levels.  The  unit
mix is 14 one bedroom units, 33 two bedroom units, and 2 three-bedroom units targeted
at individuals and families making less than 60% of Area Median Income. The
project will be developed through the use of tax exempt bond financing, the
sale of 4% low income housing tax credits, and gap financing through the DC Department

                Construction continues at Fells Point Station in Baltimore.  
 
 
 
In the photo above, you can see the historic 1920’s police station at the right, reinforced with temporary steel supports. To the left is a Baltimore landmark “Scratch’n’Dent” store.

                Wyalusing Meadows - Information Sessions

                 Mission First will be hosting two information sessions for Wyalusing Meadows, the proposed 50 unit housing development in Wyalusing Borough, on April 25 and 26. These sessions will give residents of the Borough and greater Bradford County the opportunity to find out more about the development, meet the Mission First team, and have their questions answered. Those interested in moving into the proposed development will have the opportunity to add their name to an interest list of prospective residents. 
 
Information Sessions will be held as follows:

Mission First is currently awaiting word on Wyalusing Meadows’ funding

                The rehabilitation of the historic MM Washington School to create House of Lebanon, a senior affordable housing development, is progressing well in Washington.  
 
 
 
 
This month, steel framing was installed in the 1970s building, while close-in inspections have begun on the historic section of the project.                 Groundbreaking of The SeVerna on K

                What a gorgeous day for a groundbreaking! 
 
 
 
 
 
The weather was perfect, the crowd was buzzing with energy, and there was plenty to celebrate: the beginning of construction at The SeVerna on K marks the completion of the vision that had been 40 years in the making.  
 
The SeVerna on K will stand 9 stories tall and provide 133 mixed-income apartments in the Northwest One Neighborhood of Washington DC. 
 
This rapidly developing area is within eyeshot of the Capitol and walking distance to Union Station – an ideal location in the heart of one of the fastest growing cities in the country. As Mayor Vincent Gray noted, developments like this bring to life to his vision of a diverse and accommodating city that provides housing for people of all walks of life.

A former police station built in the 1920s, Fells Point Station is located at 1621 Bank Street in Upper Fells Point, Baltimore's oldest waterfront neighborhood. This urban renewal, residential project involves the rehabilitation of the historic building, with new construction of a four-story wood framed addition with a brick façade to complement the existing structure. The building will provide 47 apartment units above a concrete pedestal with retail space below. 
 
Fells Point Station is a transit-oriented development with public transportation available to the front door. Additionally, there will be indoor parking provided for tenants. Other amenities include a lobby, clubroom, high speed internet access, and an exercise room. An elevated courtyard will provide common space and is also a green roof structure which will cover the parking and hardscape areas. 
 
The project received 9% funding and loan funds from Maryland’s Department of Housing and Community Development.                 The SeVerna: A Showcase for Affordable Housing

Yesterday, the National Low Income Housing Coalition and Fighting Poverty with Faith held a press conference at The SeVerna to highlight the need for affordable housing and demonstrate how the National Housing Trust Fund could help create decent housing and improve communities across the country. Ms. Washington, a SeVerna resident, shared how an affordable home at The SeVerna has changed her life. 
 
The SeVerna was selected for this event because it is an example of high-quality housing development that would fit well into many communities across the country, and the fact that it was developed by a church clearly shows the role of people of faith in fighting poverty.                 J.W. King Senior Center Now Under CPM Management

                The Joseph W. King Senior Center is home to 74 seniors and a 7,000 sq. foot child development center. This project was developed by Mission First in 2006 in conjunction with First Rock Baptist Church, and CPM took over management on September 1, 2012. 
 
 
As with many of our properties, there is a good story behind this development:  
Before the center was built, many senior members of First Rock Baptist Church either struggled to afford rapidly rising rents, or crowded into the homes of family members or friends. The church leadership knew something had to be done. They had already built 15 single-family town homes for low- to moderate-income families, and they envisioned an affordable home for seniors to fully meet the needs of the community. 
 
After 10 years, a number of developers, and an investment of $600,000, the parcel of land that was intended for the senior development was still an empty lot. Finally in 2002, First Rock Baptist got connected to Mission First and the project moved into fast forward. In less than two years, MissionFirst enabled First Rock to bring the J.W. King Senior Center to completion. The 74-unit low-rise building consists of a combination of both one- and two-bedroom units, with 12 units being handicapped accessible. In keeping with their goal to provide affordable housing to the elderly, residents pay on a sliding scale, wherein they pay no more than 30 percent of their income.  
The bright and modern units include individual heat/air conditioning controls, state of the art kitchen amenities, including built-in microwaves in every unit, wall-to-wall carpet and a laundry room on each floor. The large community room and adjacent landscaped patio serve as the social hub for residents. Bringing further vitality to this living situation, interaction is encouraged between the senior residents and the youngsters who attend the daycare center on the first floor. 
 
When CPM began managing this property on September 1, 2012, we were fortunate to add Mr. Eldon Hall and Mr. Eric Prue to our staff ranks at that time. Mr. Hall has been overseeing this property since it was built, and has an excellent rapport with the residents.  Mr. Prue has also been working at the property for a number of years. In fact, at one point, he was the only full time employee at the facility for nearly a year, doing double duty—office as well as maintenance.  Currently, Ms. Angela Polk is the Property Manager for J.W. King.  She previously worked at Dahlgreen Courts Apartments.

                The Living Legacy of Margaret Murray Washington

                Today, Hamel Builders, General Contractor for the House of Lebanon, held a job fair to hire people from the surrounding community to work on the rehabilitation of this historically significant building.  
 
 
  Thirteen subcontractors were on-site, and 22 people who live in the local neighborhood came out for interviews.  The job seekers were registered with the District of Columbia Department of Employment Services and qualified as local hires for our job efforts.   Each subcontractor was asked to hire one person, in an effort to create 13 new jobs. Several job offers were made out of this process.  The hiring is still in process as the subcontractors will not hire until we reach their part of construction.  To date, two hires have been made.
